Devotion Meets Dispute: Faith, devotion, and land often create sensitive debates, especially when it involves one of the holiest temples in the country. The Tirumala Tirupati Devasthanams (TTD), which manages the sacred Tirupati temple, has now found itself at the center of a major controversy over a land swap deal. Allegations of irregularities and questions about transparency have stirred emotions among devotees and political leaders alike.

The issue revolves around the exchange of two land parcels  a valuable 25 acre TTD plot in Tirupati’s urban limits for a 24.68 acre plot in rural Peruru village, which belongs to the Andhra Pradesh Tourism Authority (APTA).

Former TTD chairperson Bhumana Karunakar Reddy has raised strong objections, calling the deal a “scam” that could cause heavy financial losses to the temple trust. He alleged that the swap indirectly benefits the Oberoi Group, which in the past had been allotted land for a luxury hotel near Tirumala, a move that faced widespread opposition from Hindu groups and devotees.

A Controversial History

This land dispute traces back to November 24, 2021, when the then YSRCP government allotted 20 acres at Alipiri to the Oberoi Group for a hotel project. The move sparked outrage, with many devotees opposing the idea of commercial establishments near the sacred hills. Responding to these concerns, the new government led by Chief Minister Chandrababu Naidu cancelled the project’s approval in March 2025.

The TTD board then passed a series of resolutions seeking to reclaim the sacred land, including Resolution No. 102 in November 2024, which asked the government to hand over the land to TTD instead of the Oberoi Group. Eventually, on May 7, 2025, the board approved a land swap deal with the Tourism Department, finalised on July 22, 2025 under Resolution No. 385.

TTD’s Stand

The TTD has strongly rejected allegations of wrongdoing, dismissing them as politically motivated attacks. According to the board, the land they received is located adjacent to the Tirumala hills and holds long term importance for providing facilities to the growing number of devotees.

On the other hand, the land they gave to the Tourism Department already has existing constructions, making it less suitable for temple related development. The TTD insists that the swap was made purely to safeguard the sanctity and security of the Tirumala hills, and that spreading doubts could unnecessarily hurt the sentiments of millions of devotees who place their trust in the temple’s administration.
